For many people the term modular or prefabricated housing conjures up visions of small and generally unappealing structures consisting of a square or rectangular design!
And, many years ago, that was indeed the case.
But in the single-family residential market the construction and design of these homes has come a long, long way.
The Stack
Now the first multi-family multi-story modular in NYC, appropriately named The Stack, has opened its doors to renters in the Inwood section of Manhattan.
Seven-stories tall, the building was fabricated in Pennsylvania and brought to the Inwood site in 56 separate modules where they were stacked on top of a conventionally laid foundation and first-floor slab.
And, much like present-day single-family modular homes, the ultimate tenants of The Stack will not be giving up style and comfort but instead will enjoy both.
Approximately 38,000 square feet in size, the building was fabricated off-site by DeLuxe Building Systems in Pennsylvania. It was then shipped to Manhattan as 56 individual and separate modules. Foundations and concrete first floor were constructed at the job site in conventional fashion.
The construction team erected the building and completed the mechanical system connections, creating a seamless interior finish. The concluding step involved installing the exterior façade.
Residences at The Stack feature high-performance aluminum windows and resident-controlled heat and air conditioning. Highly stylized kitchens serve up solid surface Corian countertops, under-mount stainless steel sinks, maple kitchen cabinets and GE stainless steel appliances.
In the bathrooms, features include mosaic bathroom tiles, contemporary bathroom vanities and WaterSense fixtures. Flooring choices include integrally colored concrete floors or traditional and environmentally friendly wood flooring.
