Appraisers Vs. Homeowners: A Perennial Push And Pull!

Today there is a real possibility that when the appraiser of a home comes back with a value, it may not match the expectations of the homeowner!

This contrasts with the old days, or more precisely the go-go years pre-financial crisis, when appraisers, homeowners, homebuyers and mortgage companies seemingly worked in concert resulting in a homes value almost magically meeting or exceeding the value needed for a loan to be made.

After the crisis, however, the pendulum swung towards the other extreme where appraisers became much more conservative in the numbers that they would put forth, actually preventing many purchases or mortgage refinances from occurring.

So is there a way to actually quantify the ongoing appraiser/homeowner valuation debate? Why yes there is!

Interestingly Quicken Loans publishes a national Home Price Perception Index (HPPI) that examines the valuations determined by appraisers versus what the homeowner actually thinks that their home is worth.

What the June 2015 study found?

• This marks the first time in nearly two years appraiser opinions fell below homeowner estimates by 1% nationally.
• The majority of metro areas still show appraiser opinions higher than those of homeowners.
• Home values continue to display small monthly and moderate yearly increases.
