As was the case in 2014, 2015 witnessed a great many extremely large residential real estate transactions closing in NYC!
The entirety of the Top 20 sales occurred in the borough of Manhattan!
Of these twenty mega-deals, seven of them occurred at the ultra-luxury building One57 that has been dubbed by some ‘The Billionaire Building’. One57 is located at 157 West 57th Street.
2015 Top 20 Residential Real Estate Sales In New York City
157 W 57TH ST, NEW YORK, NY 10019
$91.5M – ONE57
Topping our list this year is, unsurprisingly, a transaction from Billionaires’ Row, where a 75th floor duplex went for $91,541,053 on March 27. The unit was snapped up by a group led by hedge fund billionaire Bill Ackerman. That’s right: Nobody plans to actually live there; it’s nearly 14,000 square feet without a permanent resident. Ackerman hopes to flip the place. Perhaps the next owner will actually reside in the space?

$67.5M – SHERRY NETHERLAND
The 18th-floor unit at the Sherry Netherlandhad originally sought $95 million, but when it actually sold on March 6, the take was significantly less. Incredibly, it’s now back on the market, this time for $86 million.
25 COLUMBUS CIR, NEW YORK, NY 10019
$50.9M – TIME WARNER CENTER
The penthouse was sold in June by Andrey Valilov, one of the men at the center of a New York Times investigation into foreign buyers at the Columbus Circle complex. That means it probably had that barely lived-in feel to it. It’s a full-floor, 8,300-square-foot, six-bedroom unit redesigned by Tony Ingrao.

$30M – 1040 FIFTH AVENUE
Related Companies CEO Jeff Blau bought unit 14A for $21.4 million in 2008, put it on the market for $43 million in 2014, and dropped the asking price to $34.5 million in 2015. 13 E 75TH ST, NEW YORK, NY 10021
$30M – 13 EAST 75TH STREET
The list concludes with another townhouse—but one that might not be long for this world, if its new owner gets his way. Russian real estate tycoon Roman Abramovich bought 13 East 75th Street for $30 million on July 13. His plan is to combine it with its neighbors at 11 and 15 into one megamansion. But there is a catch: It’s located within the boundaries of the Upper East Side Historic District, which means the LPC would have to approve any demolition or other modification—which may be a long shot.
